The professional player`s form - I think this is one of the most important factors. It's not worth explaining here. It all depends in what form and what potential the player has.
Game Role / Player`s skill - the assessment is based on the following parameters: captain or not, what is the position in the game (CS:GO - sniper, for example, or in Dota 2 - mid, carry, etc.). Plus, the market plays an important role - which positions are in deficit and which are in surplus.
Media - The amount of fan base is also an important factor. In fact, it adds value to the transfer if the player has a large or loyal audience, but is not the #1 priority.
Transfer attractiveness - this moment was once explained to me by Alexey «Хаос» Kucherov: when buying a player, you need to understand whether he will rise in price. This includes factors such as market relevance, age, region. For example, when there was a «woxic» transfer, there were only 3 potential buyers. If he were from CIS, the number of clubs will grow.
The position of the club in the market - I call it the «Cloud9 factor» when the selling club knows they can pay more than the market. Or vice versa, if a Tier 3-4 club buys, the price for it will be less or not at all affordable.
